Commercial Strip Mall Flat Roof Replacement in Massapequa, NY
BuildingLI completed a commercial strip mall flat roof replacement in Massapequa, NY after the existing roof was removed down to the deck. This was a full tear-off and rebuild of the low-slope roof area, not a coating job or a quick overlay.
Once the old roofing was opened, the crew had access to the roof deck and framing conditions underneath. Damaged deck areas were repaired, and a 20-foot beam replacement was completed before the new roof assembly went back down. On a commercial roof with parapet walls, rooftop equipment, edge metal, gutters, and wall transitions, the roof surface is only part of the work. The details around the perimeter and transitions had to be closed out as part of the same job.
The finished roof included a Firestone SBS premium white cap sheet and base, SecurShield HD cover board, cant strip, copper counter-flashing, drip edge, gutter work, and parapet wall coping. The work was planned so the tear-off, repairs, new roof installation, metal details, and cleanup could move together without leaving open items behind.

Project Notes
This roof was completed over a two-day work window. The crew coordinated the tear-off, open-roof repairs, SBS roofing work, flashing, edge details, and cleanup as one connected sequence.
The deck repair and beam replacement were handled before the new roofing was installed. That order matters on a flat commercial roof because soft decking or weak framing should be corrected while the roof is open, not covered and left for later.
The edge work was also part of the closeout. Copper counter-flashing, drip edge, gutter work, and parapet wall coping were addressed so the field roof, wall transitions, and roof perimeter came together cleanly.
Cleanup was included at the end of the work. Tear-off debris, removed materials, cut metal, packaging, and loose roof debris were cleared so the commercial property could be left workable after the roofing crew finished.
