Estimate needed for buying a new home
How much would it cost to remodel a home approximately.? We are purchasing an old hi-ranch in Melville which has a mold issue due to the home flooding and being left to rot for months. We want to gut and renovate everything. There are 4 bedrooms, a garage, 2.5 baths and 2 kitchens. Total size is 2400 square feet. We will need new roof and new siding and new rear deck or paver patio the size of the homes footprint. The air conditioning system and heating were upgraded 5 years ago.

I have to make some assumptions. You are not making any structural modifications (new walls or wall demo). We are removing all interior sheetrock and installing new insulation. All materials are consumer grade (Home Depot)
Demo: $5000
Flooring: 2400SF @ about $10 per SF = $24,000
Walls / Ceilings: a 2400sf home on 2 floors will have roughly 280 linear feet of exterior walls sheetrock, about 600 linear feet of interior partitions (both sides), and 2400sf of ceiling. That translates into about 290 sheets of sheetrock. total cost including paint = $67,000
Bathrooms: Each bathroom at about 15k plus 9k for the half bath = $39,000
Kitchens: Approximately 30k in cabinetry assuming typical kitchen cabinetry from home depot for both kitchens. Add 6k in appliances. Add 3k for custom floor and wall tile. Add 2k for granite. total = $41,000
Roofing: a 1200sf footprint is approximately 15 squares of roof = $17,000
Siding: a 1200sf footprint in 2 floors will have roughly 140 linear feet times 20ft tall with approximately 3000sf of contact area. total = $30,000
Electrical & Plumbing: assume this will cost $5000 for minor work excluding plumbing rough relocation
Deck: a 1200sf trex deck will cost about $35,000
Doors & Windows: $15,000
Professional fees: architectural and permitting will be about $4000 assuming only the deck is being added as structural and not plumbing alterations
Total = 4 + 15 + 35 + 5 + 30 + 17 + 41 + 39 + 67 + 24 + 5 = $282,000 ($117 PSF)
